JHA Companies assisted S Ventures, LLC in developing a Land Development Plan for a proposed Dunkin’ Donuts restaurant on Golden Key Road in Weisenberg Township, Pennsylvania. The site chosen by the client had been previously developed with multiple commercial uses but had space to further develop with a fast-food style and size business. S Ventures, LLC contacted JHA to design a plan that would work within the limitations of the existing site development and expand the use. A full range of land development design services were provided including traffic analysis, site grading, stormwater management, site lighting design, and landscape design. Additionally, JHA provided representation at the Township of Weisenberg Planning Commission and Board of Supervisors meetings both in person and virtually during COVID restrictions, obtaining all required municipal, county, and PennDOT approvals.
After obtaining all required permits, and submitting the required plans, JHA provided a full construction stakeout survey for the project. The new restaurant has been built and is now serving customers their daily coffee.
With the site already developed, the JHA team had to be creative in their design process with the client in order to maximize what could be built in the tight space constraints. The permitting process was also lengthy and required extensive cooperation with various local governance.
